Your reservation will only be
confirmed once full payment has been
made. There's simply too much demand
for our rooms, so, regretably, we
are unable to reserve any rooms
until payment is made in full.

The availability of our rooms
often changes on an hourly basis. If you
would like to secure your room, we
advise you to make your payment
promptly. All quotations are subject
to availability at the time of
booking.
Staying less than three nights?
There is a one-off surcharge of £35
for bookings less than three nights
long for our hotel sytle rooms. This is because we have to
clean the room and provide fresh
linen for each guest. The cost of
this is too high for us if you're
only staying a couple of nights.
Security deposit
A security deposit of £350 is
required for bookings
less than 28 days in length. For bookings of
more than 28 days, the security
deposit is £500. The purpose of
the security deposit is to cover any
damages or other unanticipated
expenses that may arise as a direct
result of your stay with us. It's
just like checking in to a hotel -
you are required to swipe a credit
card as security. We simply
authorise, but we don't charge, your
card for the appropriate amount. We
then cancel the authorisation when
you depart. Depending on your card
type, your available balance may be
temporarily reduced while the
authorisation is in place.
Selecting your check in or check out
time
As we need to meet you at the
property to check you in or out,
there are designated times to make
the process as quick and hassle-free
as possible.You must arrange a time
with us in advance for check in or
check out.
Check in between 2pm and 7pm is
free of charge. If you require a
late check in (any time after 7pm),
there is a surcharge of £20.
Check out between 9am and 11am is
free of charge. If you require
an early check out (any time before
9am), there is a surcharge of £20.
If you are more than 15 minutes
late for any arranged check in
or check out time, a waiting charge
of £20 will be applied.
Once it's done, it's done
All our rates are non-refundable.
This means that once you've paid for
a booking, if you need to cancel we
are unable to offer a refund. Of
course, your security deposit
remains refundable.

The terms apply if you are a
Consumer, this means that you are
not buying a room in the course of
business.
When you make a booking online, by
phone, email, or any other means,
these are our standard customer
terms which we intend to rely on.
For your own benefit and protection
you should read these terms
carefully before making a booking.
If you do not understand any point
please ask us for further
information.
In these terms:
• when we say "you", it means the
purchaser or other person named on
your booking;
• when we say "Spaces Short Stays",
"we" or "us" its means KBS
Developments (Ventures) Limited,
registered in England & Wales with
company registration number 6123514
and registered office at The Limes,
3 Molland Lane, Ash, Canterbury,
Kent CT3 2JA. “Spaces Short Stays”
is a business name of KBS
Developments (Ventures) Limited.
When you make a Booking on our
website, you will be asked to click
"I acknowledge reading the Terms and
Conditions and I agree to pay
according to the terms stated, in
line with my choice below " and you
will not be able to complete your
Booking if you do not do this. This
confirms that you accept these
terms. We strongly recommend that
you read the terms before accepting.
Making a booking
1. You must ensure that the name on
a booking is correct at the time of
booking. We will not change the name
on the booking afterwards.
2. The rate for each room is as
published on our website at the time
of your booking, or, in the case of
a telephone or email booking as
advised to you at the time of
booking.
3. All payments are due in full at
the time of booking. If you pay by a
credit or debit card then we may
charge you a booking fee.
4. You must be aged 18 years or over
to make a booking with us.
5. We will issue you with a
confirmation number when you have
made a booking with us. The
confirmation number is proof that
you have a booking with us. No
booking shall be binding on us until
we issue you with a confirmation
number.
6. This booking is not
transferrable. You cannot transfer
or resell your booking (in whole or
in part). If you transfer or resell
(or attempt to transfer or resell)
your booking then we will terminate
your booking and retain any money
paid to us for such booking. We may
also refuse to take any further
booking from you in the future.
7. You must be able to show
photographic identification
(driver's licence or passport) if
requested by us in order to verify
that a person using a room is the
person named on the booking.
8. If you make a booking for someone
else's benefit, you are responsible
for ensuring that any person in your
booking complies with these terms.
9. You must pay a surcharge of
£35.00 for any booking less than 3
nights in duration. You will be
advised of this surcharge at the
time of booking and you must pay
this fee at the time of booking.
Cancellation and Amendment of
Booking
10. This booking is not refundable.
If you are unable to use your
booking, we will not give a refund
on the booking, any extras purchased
with the booking or any booking fee
that you paid.
11. You may change the scheduled
date of arrival and/or room type
provided that the room is at the
same rate as the original booked
room and at the same hotel, subject
to a change fee.
12. You can extend your booking,
subject to availability, by
notifying us directly by phone or
email. You will be charged in
respect of the additional night(s)
at the rate available at the time of
the amendment to the booking.
Arrival and Departure
13. You must pay a cash security
deposit of £350 (or the equivalent
in any major currency) on arrival.
Your security deposit will be handed
back to you when you check out,
subject to your compliance with
these terms and conditions.
1. For stays longer than 28 days,
the security deposit is £500.
14. You can only check in after the
time advised to you at the time of
booking on the scheduled date of
arrival.
15. You must check-out before the
time advised to you at the time of
booking on the scheduled date of
departure. If you fail to check out
by the stipulated time then we will
charge you the rate at that time,
for one nights stay for the
applicable room(s).
16. Check in times are between 2pm
and 7pm on the day of arrival. Check
in during these hours is free of
charge.
1. If you require a late check in
(any time after 7pm), you will have
to pay a surcharge of £20.
17. Check out times are between 9am
and 11am on the day of departure.

of charge.
1. If you require an early check out
(any time before 9am), you will have
to pay a surcharge of £20.
18. If a room is unavailable on
arrival (except due to an event
beyond our reasonable control (see
paragraph 26 below)), then, we will
either:
1. provide a room, in another hotel
and pay the reasonable cost of
transport to that hotel; OR
2. at your request, or, if in our
reasonable opinion there is no
suitable alternative hotel
accommodation available, cancel your
booking and refund you the money you
have paid for the unavailable
room(s).
No Shows
19. If you do not arrive or we do
not hear from you by the check in
time of the next calendar date
following your reservation start
date, your booking will be deemed a
no show.
20. All bookings, including no
shows, are non-refundable.
21. Once a no show has occurred, we
reserve the right to cancel your
entire booking with no refund
payable to you.
22. We may, at our sole discretion,
allow the booking to continue should
you arrive during your booking
period.
Your stay
23. We do not provide wheelchair
accessible or limited mobility
rooms, subject to availability.
24. You shall not exceed the
specified occupancy for the room
type. We do not provide cots or
additional beds. Room sizes are
detailed on our website.
25. We do not permit people under
the age of 18 to stay alone in our
hotels. You must not leave children
unattended in any rooms or public
areas at any times.
26. We do not permit pets in any
room.
27. You must not smoke in any of our
accommodations or interfere with our
fire and/or smoke detection system.
If you do so we may terminate your
booking. We may either (at our sole
discretion) request the immediate
re-payment of our costs during your
stay or instruct a third party to
contact you after your stay to
recover our costs. The costs we
incur if you smoke in our hotel
include costs for specialist
cleaning, repair or replacement of
damage by you to our property, the
cost of the room for any period it
is unusable and our administration
expenses.
28. You must not damage or interfere
with any items belonging to us. If
you do so we may terminate your
booking. We instruct a third party
to contact you after your stay to
recover the costs for any repair,
replacement or specialist cleaning
we incur if you damage our hotel or
property. If you request it, we will
send a breakdown of these costs to
the address or email address used
for the booking.
29. If you do not comply with
paragraphs 17 to 21 when staying at
our hotel, we may terminate your
booking and require you to leave the
accommodation immediately.
Sanctioned Countries
30. In accordance with requirements
from our Merchant Account provider,
we are unable to accept any bookings
for which the billing or delivery
address belongs to the list of
sanctioned countries as provided by
the Office of Foreign Assets
Control.

32. Any bookings that fall into this
category will not be accepted and
will be cancelled by us.
General
33. Statutory Rights: As a consumer
you have certain statutory rights.
If any of these terms conflict with
a statutory right or the law changes
and your statutory rights change,
then the statutory rights will
prevail over these terms. For more
information on your statutory rights
see www.consumerdirect.gov.uk.
34. Events Beyond our Reasonable
Control: We shall not be in breach
of these terms, nor liable for any
failure to perform any of our
obligations in relation to your
booking (such as the provision of
room(s) and/or other products and/or
services and/or extras) due to any
adverse event, act, omission or
accident which happens which is
beyond our reasonable control
including, but not limited to,
flood, earthquake, extreme adverse
weather conditions, natural
disasters, other acts of God, acts
of terrorism, interruption or fire
(except by way of our default) or
failure of (except by way of our
default) electric power, gas, water,
or other utility service, plant
machinery, computers, vehicles or
any collapse of building structures.
35. Our Liability: Our total
liability for any loss shall not
exceed twice the total sum we charge
you for the booking. We shall not be
liable for any losses that were not
caused by any breach of contract or
statutory duty or negligence on our
part and we shall not be liable for
any losses that were not reasonably
foreseeable to both parties when the
contract was formed.
Nothing in these terms shall exclude
or limit our liability for fraud or
death or personal injury caused by
our negligence or any other matter
which it would be illegal for us to
(or attempt to) exclude or limit.
36. Third Party Rights: A party
which is not a party to these terms
shall have no right to enforce any
term under the Contracts (Rights of
Third Parties) Act 1999.
37. Law: These terms are governed by
the laws of England and Wales.
38. Changes to Terms: We reserve the
right to change these terms from
time to time. The terms applicable
to your booking are those in force
on the date of booking. You can
request a copy of previous terms by
contacting us via our website.

companies, data processors or agents
employed by us to perform any
necessary functions on our behalf.
